We provide electrical and gas inspections to a variety of clients which include commercial and residential letting agents, block management property managers, private landlords, householders, commercial facilities managers, housing associations and local authorities. The introduction of stringent European and UK safety regulations over the last fifteen years has required us to become increasingly specialised, to ensure that all our clients are kept up to date with current legislation. In fact just about anyone with electricity or gas, needs the reliable, cost effective services of Zeus.
All of our electrical and gas engineering personnel are IET 18th Edition Electricians, Gas Safe registered ACS trained. Our Operatives and Office Staff pride themselves on Service and where possible will always go the ‘extra mile’ to accommodate our clients.
Gas Boiler, Appliances and Installation Inspections – leading to the production of a gas safety report.
Portable Appliance Testing (PAT) – which is followed by the provision an itemised appliance report
Fixed Wiring Electrical Inspections – The physical testing of circuitry to ensure its compliance with british standards and leading to the production of a Electrical Installation Condition Report.
Electrical Visual Inspection – providing a visual report as to the condition of many elements of an electrical installation.
The regulations appertaining to emergency lighting stem from both BS 5266 and the Regulatory Reform (Fire Safety) Order 2005 for sleeping accommodation. Whilst it may seem strange to categorise the common parts of private self contained dwellings as sleeping accommodation, the inference is placed on the fact that individual flats have sleeping accommodation which, in the event of a fire, would require evacuating into the common parts. Hence the requirement for emergency lighting in the common parts.
Any block which has an existing emergency lighting system, presents a mandatory requirement to ensure that the system and individual luminaires are tested and drained on an annual basis. This must be performed by a qualified person, to ensure that the tests are completed in the correct manner and data recorded so as to provide an accurate reflection of the systems operation at the time of testing.
Smoke ventilation systems save lives. If they are not maintained as per current regulations, the management company or owner of the premises is now legally responsible. This needs to be serviced and maintained at least once a year to conform with BS7346 and BS5588.
